More than a third of flats and apartments in new Sochi developments are under 50 square meters, according to estate agency Mir Kvartir, citing data from local firm Onyx Real Estate. Analysts note that in August 4,141 flats were listed on the city’s primary market — 2,678 fewer than in March, a 39.3% drop. As of early September, 71% of available stock — 2,931 flats — were under 50 square metres. The share and the number of listings are not declining proportionally. While the share of compact properties is stable (69% in March), their absolute number has almost halved. Studios, considered the most economical format, make up just 11% of all new-built supply in Sochi: 455 flats compared with 1,100 in March. Of these, 70% (319 studios) measure under 25 square metres, with the smallest currently offered just 18.9 square metres.
